Why Surveyors Should Think More Like Doctors
When most people think of a surveyor, they imagine someone identifying defects, producing reports and highlighting maintenance issues. Whilst these activities remain important, I have increasingly come to believe that the most effective surveyors have more in common with doctors than they do with inspectors.
Both professions are fundamentally concerned with diagnosis.
Symptoms Are Not The Same As Causes
A doctor would not prescribe treatment solely because a patient complained of a headache. The headache is merely a symptom. The real challenge is understanding why the symptom exists.
Is it dehydration?
Stress?
Infection?
An underlying medical condition?
Buildings are no different.
A crack in a wall is a symptom.
Dampness is a symptom.
Condensation is a symptom.
Water ingress is a symptom.
The surveyor's role is not simply to record these observations. It is to understand the underlying mechanisms that caused them.
Treating Symptoms Can Be Expensive
One of the most common problems encountered within the construction and property sectors is the repeated treatment of symptoms rather than causes. For example:
Cracks are filled without understanding movement.
Damp walls are replastered without addressing moisture sources.
Leaks are repeatedly sealed without identifying the route of water ingress.
Mould is cleaned without addressing ventilation deficiencies.
The result is often frustration, unnecessary expense and recurring defects. The apparent solution fails because the underlying problem remains.
Buildings Have Histories
Doctors routinely consider medical history when diagnosing patients. Surveyors should adopt a similar approach. Buildings are shaped by decades of decisions, repairs, alterations and maintenance practices. A defect visible today may have originated years earlier.
Without understanding that history, it is often impossible to understand the present condition of the building. Effective diagnosis requires more than inspection. It requires investigation.
Building Pathology Matters
Building pathology is the study of building defects, deterioration mechanisms and failure processes.
In simple terms, it seeks to answer three questions:
What has happened?
Why has it happened?
What needs to be done about it?
These questions are often far more valuable than simply identifying visible damage. The most successful outcomes are usually achieved when remedial works address the root cause of a defect rather than its visible consequences.
Every Building Is Different
No two buildings age in exactly the same way. Construction methods, materials, exposure, maintenance history, occupancy patterns and previous alterations all influence performance. This is why a standardised approach can sometimes lead to poor outcomes. Just as doctors assess individual patients, surveyors must assess individual buildings. What is appropriate for one property may be entirely inappropriate for another.
The Importance Of Accurate Diagnosis
A correct diagnosis can save property owners significant time and money. An incorrect diagnosis can result in years of repeated repairs, frustration and unnecessary expenditure. In many cases, the most valuable service a surveyor provides is not identifying that a defect exists. It is understanding why that defect exists. Once the underlying cause is understood, effective solutions often become far clearer.
Looking Beyond The Obvious
Buildings communicate through symptoms. Cracks, dampness, distortion, staining and deterioration all tell a story. The challenge is learning how to interpret that story accurately. Perhaps this is why surveyors and doctors have more in common than many people realise. Both are ultimately attempting to understand complex systems, diagnose underlying problems and recommend appropriate interventions. Both know that treating symptoms without understanding causes rarely ends well.
