Buildings Need Health Checks, Not Just Surveys
Most people only think about the condition of a building when something goes wrong.
A leak appears. Cracks develop. A survey is required for a purchase. A tenant raises concerns.
By that stage, however, the defect has often been present for months or even years. The challenge is not simply identifying defects. The challenge is identifying them before they become problems.
How We Look After Buildings
Consider how most people look after their health. Few would wait until a serious illness develops before seeking medical advice. Instead, we rely upon routine check-ups, monitoring and preventative measures to identify concerns before they become more significant.
Buildings are no different.
Like people, buildings age. Materials deteriorate. Components wear out. Environmental conditions change. Minor defects develop into major failures if left unmanaged.
Yet many buildings receive little attention until visible symptoms appear.
The Limitations Of Traditional Surveys
Building surveys remain an important tool. They provide valuable information regarding a property's condition at a specific point in time. However, a survey is ultimately a snapshot. It tells us what is visible on the day of inspection.
What it does not necessarily tell us is:
How the building is changing.
Which elements are deteriorating.
What maintenance will be required in five years' time.
How resilient the building will be to future demands.
Those questions require a longer-term perspective.
Moving From Reactive To Preventative
In our experience, many of the most expensive building defects begin as relatively minor issues.
A blocked gutter becomes water ingress.
A slipped tile becomes roof deterioration.
A small leak becomes structural decay.
A maintenance issue becomes a major refurbishment project. The most effective building owners are not necessarily those who spend the most money. They are often those who identify issues early and act before significant damage occurs.
Understanding Building Performance
Historically, buildings have often been judged by appearance, age or market value. Whilst these factors remain important, they do not necessarily tell us how well a building is performing. Questions that may be equally important include:
Is the building resilient?
Is it being properly maintained?
How efficiently does it operate?
How well does it support the people who use it?
What risks are emerging?
What interventions will be required in the future?
Increasingly, these are the questions that building owners, investors and occupiers are beginning to ask.
A More Holistic Approach
The future of surveying is not simply about identifying defects. It is about helping clients understand the overall health of their buildings. This involves considering:
Condition.
Maintenance.
Risk.
Performance.
Adaptability.
Occupant wellbeing.
Long-term resilience.
Rather than reacting to problems as they arise, building owners can make better decisions when they have a clearer understanding of how their assets are performing over time.
Looking Beyond Compliance
A building can satisfy statutory requirements and still perform poorly. Equally, a building can appear visually attractive whilst concealing significant maintenance liabilities. True building health extends beyond compliance and appearance. It is about understanding how a building functions, how it responds to change and how it can continue to perform effectively for future generations.
The Future Of Building Stewardship
As buildings become more complex and expectations continue to evolve, the industry must move beyond a purely reactive approach.
The question should not simply be:
"What is wrong with the building?"
It should also be:
"How healthy is the building, and how can that health be maintained?"
In many respects, the most successful buildings are not those that never develop defects. They are the ones that are properly understood, properly monitored and properly cared for throughout their lives.
