I have experience in dealing with complex planning, new building projects, conversions and extensions on small- or large-scale properties. From the outset, I work closely with my clients to ensure I understand their objectives and keep them informed throughout the whole process.
Planning permission is required for all major building works or improvements, and a proper application must be made before a project starts. I can undertake all aspects of planning consultancy from initial investigations with the planning department to submission of a planning application having worked with several Local Authorities. I am experienced in guiding clients through the complex process of seeking planning permission, from pre-application negotiations and how to fine-tune applications to give the best possible chance of success, outline and full planning permission, changes to planning permission, change of use and permitted development. If a client has previously been refused planning permission, I can facilitate planning appeals and can also advise if a planning application is retrospective, where a client has not fully appreciated the need for permission before changing the use of a building.
Building regulations are the minimum legal technical standards by which building works must be carried out and cover areas such as structure, insulation, drainage, ventilation, fire safety, public health, energy conservation and accessibility. My architectural plans and documentation are focused on achieving compliance with current Building Regulations and obtaining approval. I can also conduct negotiations with Building Inspectors on-site to ensure an efficient and effective building process and compliance.
I can produce conception design, drawings and architectural plans, to enable visualisation of the proposals, drawings for communicating proposals to planners when seeking planning permission and Building Regulations submissions and assisting construction on site. I start by establishing a clear brief with my client and discussing their proposed requirements and ideas and budget before undertaking a detailed architectural plan.
Land Registry Compliant Plans
A compliant land registry plan is required when you are registering official ownership of land, a new lease, or when a new boundary needs to be established for the purpose of sale. Land Registry Compliant Plans need to be in the correct format for acceptance and I ensure client projects meet the necessary legal requirements, guiding clients through the process of making their application. I have good working relationships with a number of established solicitors to ensure my drawings detail the exact legal requirements to facilitate the desired outcome for clients.
